What defines successful Home Staging? 

Home Staging is a calculated and strategic process of revealing the home’s function, appeal, warmth, beauty, light and the best use of space through proper furniture and accessory placement to highlight the home’s best features.   

Staging is a MARKETING tool.  Once your house is listed on the real estate market if becomes a commodity or product.  For a product to sell, it has be successfully marketed and packaged.  Design Elements, Ltd. creates ‘buyer appeal’ for a targeted market using lifestyle selling techniques that incorporates “emotional impression points” so the buyer can envision themselves living there.  Design Elements, Ltd. packages the house so that the prospective buyer will feel ‘at home’….we help them say “this is the one…this is it” 

Staging isn’t necessarily Interior Decorating.  Staging is more of a ‘science’ vs. an ‘art’ form by targeting your ‘market’ by utilizing effective marketing and decorating techniques that create an environment that buyers want. 

Staging is changing the way real estate is being sold.  A staged home brings measurable value and secures equity. Statistics show that homes that have been professionally staged sell 50% faster and on average for 6-10% more money.  The New York Village Voice (2004) reported that the average number of days on the market for a staged house was 13.9 vs. 30.9 days for an unstaged house. 

A key component of Design Elements, Ltd.’s home staging success lies in our ability to get the buyer to ‘feel at home’ by presenting numerous ‘emotional impression points’ throughout the house.  We use a proven strategy that combines, but isn’t limited to, many elements:

1). First Impressions – what are the positives and negatives in each room.  Remember, you only have one chance to make a great first impression.  

2). Eliminating Clutter – we want a spacious feel.  People buy square footage…get rid of the clutter!  

3). Emphasizing the Positives while downplaying the negatives – we determine the focal point for each room, and highlight, while detracting from the negative aspects.  In other words, we enhance your home’s best assets while minimizing it’s imperfections.  We will make recommendations for optimum furniture placement. 

4). Lighten up – we make each room a warm inviting space that buyers will respond to.  This could include painting to changing light fixtures. 

5).  Home Buyers Appeal – while maintaining the home’s warmth we will de-personalize the space.  Buyers don’t want to be reminded of who lives there…. 

6).  Odors/Cleaning/Repairs – don’t give the buyer a ‘mental repair list’.  If something needs repaired we need to repair it.  Eliminating any pet odors, or other odors is key.  We can help in solving these simple issues.

7).  Modernizing – people not only buy square footage, they also buy the latest and greatest.  We help they seller update and modernize the home’s style so that a top dollar sale is achieved. 

8).  Emotional Connection/Impression Points – We will incorporate numerous “WOW” elements throughout the house to that the buyers subconsciously desire the house.
